ENGINEERING INFRASTRUCTURE  

Planning

Open space is a flexible format of rental space that can be redesigned and adapted to the current needs of your company. The column grid is 8.1*8.1 meters. The leasable area of a typical floor is 2,300 sq m with an optimal depth of the premises, which promotes natural insolation. The panoramic glass faсade with UV protection provides natural light and a high level of energy efficiency.

Ventilation and air conditioning equipment

The B01 business campus has a modern climate system with air recovery, humidification and filtration functions.

We have low-noise ventilation equipment (up to 35 dB indoors) with an air velocity of 4-5 m/s. The supply and exhaust ventilation is equipped with a cooling and steam humidification section (maintaining a relative humidity of 40-60%). The air volume is 40 cubic meters per hour per 6 square meters of space.

For air conditioning, a modern 4-pipe chiller-fancoil system is used with the possibility of using it 365 days a year. The air conditioning system provides 0.13 kW of cooling per 1 sq m. The source of heat in winter is a 1.6 MW autonomous rooftop gas boiler.

Energy supply

Life safety (operation of fire lifts, fire safety systems, security systems, automation and dispatching, emergency lighting, boiler room), as well as the office premises’ power grid are provided with the first category of power supply. The design power for the building is 80 W/sq m. The power at the workplace is 400 W, based on one workplace of 6 sq. m. There is a separate built-in transformer substation with a capacity of 2×1000 kVA.

In the event of a power outage, the B01 business campus building is powered by a generator.

Load on the ceiling

The design load on the floors is 680 kg per 1 sq. m. (useful load – 240 kg/sq. m.; from walls and partitions – 220 kg/sq. m.; floors – 220 kg/sq. m.), in server rooms – 1100 kg/sq. m.

Fire extinguishing system

Modern fire protection systems provide reliable and constant monitoring of all premises of the business center. The business center has its own fire station with a 300 cubic meter tank. An automatic fire extinguishing system is installed in the underground car park.

Security system

Access control systems are installed in the lifts and at the reception. The access control system with Face ID technology and round-the-clock security will ensure the highest level of security for residents. Video surveillance with artificial intelligence provides instant response in case of emergency. The underground car park is equipped with a two-level security system and car number plate recognition cameras.
